Las Villas Sotogrande is a collection of 49 new homes in one of the most private corners of Sotogrande. The development sits in a protected natural area of La Reserva, directly beside La Cañada golf club, where the homes follow the natural contours of the land to maximise privacy and views.

Sotogrande has been a byword for understated luxury since its foundation, known for golf, polo, sailing and horse riding. Residents live close to Real Club Valderrama, Real Club de Golf Sotogrande and La Reserva Club, as well as the marina, the beaches and international schools.

The project is designed by the architectural studio Torras y Sierra Arquitectos and offers three home types: 19 Patio Homes, 24 Garden Homes and 6 Villas. Every home comes with its own private garden and swimming pool, and the communal areas are laid out as quiet pedestrian walkways and landscaped spaces with native, low water planting.

Three home types, one way of life

Patio Homes: three bedroom, two storey terraced homes built around a private courtyard with garden, swimming pool and pergola area. Each Patio Home has three bathrooms plus a guest toilet and two allocated parking spaces within the development.

Garden Homes: four bedroom, two storey semi detached homes designed for indoor outdoor living, with integrated gardens, terraces, porches and a private pool. Each home has four bathrooms plus a guest toilet and a private parking space for two cars, covered with a pergola, on its own plot.

Villas: four bedroom, two storey homes on generous plots adjoining the golf course, offering total privacy, porches, terraces and landscaped gardens.

The architecture is a contemporary interpretation of the traditional Andalusian home: white façades, clean lines and gardens that connect directly with the interior spaces. Prices start from €1,014,000 for a Patio Home and go up to €2,200,000 for the largest Garden Homes. Prices exclude taxes and purchase costs.

Sustainable comfort and payment plan

Las Villas is being built to BREEAM sustainable construction standards, aiming for a Very Good rating. Every home includes an aerothermal system for heating, cooling and hot water, underfloor heating, cooling through ducted fan coils, a heat recovery ventilation system and photovoltaic panels for on site energy production. A home automation system is integrated with the climate control.

The interiors are finished with natural stone or ceramic flooring on the ground floor, natural stone in the bathrooms and a fully fitted kitchen with upper and lower cabinets. Each home has its own swimming pool with built in steps, and an electric vehicle charging point wherever technically possible.
