Luštica Bay is a fully integrated coastal destination under development on the Adriatic Sea, already home to a diverse international community of more than 700 families from over 50 countries. Currently approximately 10% complete, Luštica Bay is progressing according to a comprehensive master plan designed to accommodate over 6,000 residents upon full completion. The finished development will comprise more than 3,000 apartments, over 300 luxury sea-view villas, and seven hotels, anchored by a Gary Player Signature 18-hole golf course. Infrastructure expansion includes a second marina with on-site Port of Entry and fuelling facilities, increasing total berth capacity to 220 and further enhancing the destination’s regional and international accessibility.

With a total investment value of approximately €1.5 billion, Luštica Bay represents one of the largest real estate developments in South-Eastern Europe and the largest greenfield investment in Montenegro. Sustainability and environmental stewardship are central to the project’s design: of the 690-hectare site, only 10% is allocated to built neighbourhoods, preserving the majority of the landscape as protected green areas with indigenous flora.

The community offers a highly differentiated lifestyle ecosystem, combining pristine beaches, swimming pools, sports and wellness facilities, hiking and cycling trails, a championship golf course, and vibrant public spaces featuring local markets and cultural experiences.
