Description

Erve Delta: Sumptuous Luxury in the Scenic Landscape of Verwolde

In the stunning countryside of Laren, surrounded by the expansive woodlands of the Verwolde estate, lies this spectacular gem: a manor house that surprises with its lavish interiors and enchanting gardens, including a delightful wellness area with sauna and fitness room.

Erve Delta was built in 1928 and, in terms of function, is now lightyears removed from its original purpose. Where once the austere life of farming unfolded, there is now space to work, unwind and cook at the highest level. The manor offers an impressive living area of 376 m², sits on a generous plot of over 5,000 m², and comes with a range of outbuildings. In recent years the property has been transformed into a haven where high design goes hand in hand with Delta’s authentic character. High-quality materials were chosen throughout, further emphasising the sense of pure luxury and elegance.

Have you always dreamt of running a B&B? The house includes a stylish apartment, situated in the annexe – complete with kitchen, bedroom, and bathroom.

A Tale from One Thousand and One Nights
This house is a dream location, a place where sharing in life’s pleasures clearly takes centre stage. Its classic exterior conceals a truly remarkable interior, one that evokes the feeling of stepping into a fairy-tale from One Thousand and One Nights. The entire house benefits from a carefully designed lighting plan, ensuring the interiors (Roche Bobois) are always presented to their best advantage.

But the real showpiece is undoubtedly the impressive kitchen-diner, with its inviting seating area around the atmospheric fireplace, the luxurious cooking island, and the long dining table – perfect for celebrating life together. The views from every window are simply stunning – each one a painting in its own right.

Naturally, sustainability was also a priority: the house has new HR++ glazing throughout, upgraded insulation, underfloor heating both upstairs and down, and 30 solar panels on the roof, resulting in a desirable energy rating of A.

Laren
This remarkable manor is located in the green outskirts of Laren, a village defined by the Achterhoek’s patchwork landscape of winding country lanes, historic hedgerows, and expansive fields. Laren is a charming village with various shops and a supermarket, a world-(famous) bakery, and lively cafés and restaurants whose terraces fill at the first rays of sun. The area is renowned for its natural beauty, surrounded as it is by estates and woodland.

For the active among us: Laren boasts an outdoor pool, tennis courts, and a gym just 800 metres away. In several places you can also join the fully renewed, challenging 90 km MTB trail through the surrounding forests and countryside.

Excellent transport links are nearby: the A1 motorway is only five minutes away, bringing city life within easy reach – and the Randstad is less than an hour’s drive.

Ground Floor
There are two driveways: the main drive with four parking spaces, and a smaller one leading to the spacious carport with two parking bays and an electric car charging point.

Entrance via the vestibule, with the technical room to the left – which opens into the passage connecting the main house to the apartment – and the study to the right.

Next, the central hall: spacious, bright, and the perfect overture to the home, with inviting seating areas and the generous wine cabinet beneath the stairs. A staircase and WC with washbasin are also found here. The sleek poured floor enhances the contemporary feel. From this hall there is access to the sitting room, utility room, and the breathtaking kitchen-diner.

The living room is sunny and spacious, a delightful space for curling up by the fire with a book or enjoying a weekly film night with a large bowl of popcorn. Adjacent is the study, with its original fireplace.

At the heart lies the utility room with garden access, featuring a pantry with fridge-freezer.

The kitchen-diner, located in the former barn, spans over 70 m² and, with the barn doors now filled with glass, offers a spectacular view of the garden.
The kitchen itself is a masterpiece of design and craftsmanship by Arclinea, centred around a striking bronze-coloured island topped with green marble, fitted with an extra-wide induction hob (Gaggenau) with down-draft extractor, a Quooker Cube, recessed sockets, and, of course, extensive drawer storage.
The oak-fronted appliance walls are equally impressive: a large fridge and freezer flank two full-height wine climate cabinets. Another wall houses the dishwasher, storage units, plate warmer, and convection oven. All appliances are by Gaggenau.

First Floor
The light-filled landing leads to three bedrooms, two of which are suites with their own bathrooms. The master suite evokes the feel of a boutique hotel, complete with walk-in wardrobe and integrated bathroom with bath, walk-in shower, and twin basins. Indulging in the freestanding bath becomes all the more blissful when you light the glass-fronted fireplace. The landing also includes storage cupboards and a separate Geberit AquaClean WC.

B&B / Apartment

The annexe houses a fully self-contained and charming apartment, with a spacious bedroom, a cosy living room with fireplace, a bathroom with walk-in shower, washbasin and WC, and a modern kitchen with induction hob and integrated appliances including a dishwasher and fridge.

Outdoor Space
The grounds, with garden, adjoining meadow, orchard and water feature, measure 5,056 m² – large enough to enjoy a true sense of space, yet manageable without being overwhelming. The landscaping is visually striking, with generous borders, elegant shrubs and beautiful sightlines – all meticulously designed and planted with a gardener’s touch. A programmable irrigation system uses groundwater for effortless maintenance.

Around the house a wonderful terrace has been laid out, offering space for long tables and convivial summer evenings. Cosy seating areas are scattered throughout the garden. The elegant pond with sculpted friezes forms a striking focal point. Further into the garden are the sauna with outdoor shower (hot/cold water) and tipping bucket, and the stylish garden room with pantry, fridge and wine cooler, offering year-round comfort whether open or enclosed.

A shed provides ample storage for lawnmowers, tools, and gardening equipment.

In Summary
This manor house is a fairy-tale you simply must experience for yourself! We would be delighted to take you on an extensive tour of Erve Delta.
