Great Love in Linde – Beautiful and spacious farmhouse with extensive land (NSW estate) and ample opportunity for your own B&B business

Invite your friends and family, because NSW estate “Erve Vossenberg” offers everyone a warm welcome. Are you looking for space for your own B&B, or do you simply love country living and have been searching for that perfect ensemble for a long time? Situated right between Vorden, Hengelo and Ruurlo lies “Erve Vossenberg,” a generously sized and exceptionally atmospheric hall-house farmhouse with two recreational units, set on nearly 5.3 hectares of land. Here you live in the friendly hamlet of Linde, with your own nature area and forest, where woodland is interspersed with fields, meadows, hedgerows and crisscrossed by unpaved roads and small streams—the Achterhoek landscape in its purest form. A place to fall in love with…

Do you enjoy a good project and already have the proverbial beer mats ready for sketching ideas? This is a place where you can leave your own mark; this fine farmhouse has “good bones,” but cosmetically there are a number of elements that require attention. It is useful to know that, although the house has monumental charm, it does not have listed monument status. You are as free as a bird here.

A truly unique opportunity!
This charming farmhouse dates back to 1854 and has undergone several transformations over the years. The living space in the front house has been significantly extended, and the adjacent holiday home has been connected to the main house by a glass corridor. The detached garage on the right side has also been converted into guest accommodation.

The house and the two recreational units—consisting of the adjoining barn connected to the house and the detached B&B—offer a total of nine bedrooms and five bathrooms, forming a solid basis to adapt everything to modern requirements. Would you like to live on one level? This has already been considered, as the attractive study is equipped with a comfortable en-suite bathroom.

Surrounding the house is a beautifully landscaped ornamental garden, with a section already set up as a vegetable and picking garden. There is also more than enough space for playing football, placing a trampoline or installing a swing. In the evening, it is wonderfully quiet here. At Schuttestraat you truly experience outdoor living, and local wildlife—both furry and feathered—frequently visits the garden. The magic of a group of deer quietly grazing in the evening mist never loses its charm.

NSW estate – what does that mean?
The house and land are classified under the Dutch Natuurschoonwet (Natural Beauty Act) of 1928, meaning they meet certain requirements, such as:

at least 5 hectares in size;
at least 50% consisting of woodland or nature areas.

But there’s more—why would one want to own an NSW estate? In short, it offers significant tax benefits to the owner, including advantages regarding income tax, corporate tax, transfer tax, inheritance and gift tax, and property tax.

Currently, estate Erve Vossenberg is not open to the public, as there are already many opportunities nearby for walking, running and cycling. However, if you choose to open the estate to the public for the common good, these tax benefits can apply in full rather than partially.

Between Hengelo, Vorden and Ruurlo
Although officially located in Vorden, the hamlet of Linde lies at the center of the triangle formed by Vorden, Hengelo and Ruurlo. All three are charming Achterhoek villages with their own unique character.

Vorden is known as the “Eight Castles Village” and is popular among cyclists and holidaymakers year-round. In autumn and winter it attracts gourmets thanks to the game season—Hotel Bakker is even famous for its annual game menu.

Ruurlo combines an authentic rural character with historic buildings such as Castle Ruurlo (now Museum MORE) and a beautiful, accessible landscape that makes tourism an important factor.

Hengelo (Gelderland) is a small but well-equipped village offering schools, shops, restaurants, sports clubs and churches. The surrounding nature is stunning, and nearby you’ll find the beautiful 18-hole golf course at estate ’t Zelle.

Looking for a bit of city life? Zutphen, Doetinchem and Doesburg are all within a 20-minute drive. Major roads are also easily accessible.

Ground floor – main residence
The long driveway winds past hedges, trees and shrubs, making an elegant approach to the house. The entrance is located in the connecting section—a lovely living space with plenty of daylight and a large table for reading the newspaper or hosting dinners.

Double doors open into the central hall with meter cupboard, cloakroom, WC with washbasin and staircase to the upper floor.

To the left is the utility room with pantry, washing machine and dryer connections, and two large built-in cupboards.

From the utility room, access leads to the bathroom with bathtub, shower, double washbasins, and to the study.

The study is charming, bright and sunny thanks to its beautiful 19th-century sliding windows.

The living room is cozy throughout, offering multiple seating areas and magnificent views. From the former barn doors—now fitted with glass—you overlook the garden, pastures and hedgerows. There is a seating area with a fireplace, while the dining area and kitchen are to the right.

The kitchen is country-style and cozy, featuring cream-colored cabinetry, a generous worktop and an Aga providing both warmth and cooking facilities.

At the rear is a second workspace with built-in cupboards and sliding doors opening onto the sun terrace.

Upper floor – main house
The spacious landing gives access to two generously sized bedrooms with skylights and a bathroom with WC and shower.

Ground floor – adjoining guest house
From the connecting section you enter the former cattle barn, now a charming guest house. The living room is bright, with French doors at the rear leading to the garden. A fireplace sits at the center, with a staircase and a kitchen at the front fitted with a gas stove and double sink.

Upper floor – outbuilding
Four bedrooms, two of which have built-in cupboards and washbasins, and a bathroom with shower, bathtub and double washbasin.

The B&B
The former garage has a recreational designation and has been converted into a cozy B&B. The ground floor also includes storage space ideal for bicycles and a workshop. At the front is living accommodation with kitchen, bathroom, separate WC and two bedrooms (one upstairs with a washbasin).

Outdoor space
This large property offers space and privacy. The house is surrounded by a beautifully landscaped garden with several terraces, a pond, and a vegetable/picking garden at the far end.

The garage is accessible via a second private driveway and includes a small greenhouse. There is ample room for keeping small livestock such as chickens, pigs, sheep or ducks.

In short
Erve Vossenberg is a wonderful estate in idyllic Linde, offering space for all your living wishes. Have you already fallen in love with this dream home? It certainly won’t be because of the location. We would be happy to give you a tour.
