描述

Characteristic apartment with shared courtyard garden, in one of the most scenic locations in the centre of Leiden.

The oldest stone building in Leiden is the former Bibliotheque Wallonne. The roof construction of this building at 40 Pieterskerkhof dates from the year 1380. In the Middle Ages, many French-speaking Walloons lived in Leiden. They founded, among others, the Walloon Church on Breestraat (where French-speaking services are still held) and the Walloon Library. Around 1700, the Walloon community in Leiden had around 5,000 members. The building was also formerly used as a hospital and an orphanage, but is best known as the "Bibliotheque Wallonne".

The current complex of 6 apartments was built around 1978 after a complete renovation. This apartment at Pieterskerkhof 40 is one of the larger apartments and is spread over 3 floors. The living area is no less than 165 m2 (excl. communal basement). A very special feature here is that the six apartments share and maintain the beautiful private city garden.

Accommodation:
General entrance; this is a stylish room with beautiful flooring and period features. The hall gives access to a communal basement room. The long corridor leads to the communal garden. The entrance to the apartment is spacious and gives access to a toilet. The living room is spacious (approx. 50 m2) and is light and bright, thanks to the large and tall windows. From the living room you have a lovely view of the Pieterskerkhof, the Kloksteeg and the Pieterskerk. At the rear is the modern open (dining) kitchen with all the usual appliances. An antique wooden door gives access to the beautiful library room. This is another extremely attractive room with splendid views in all directions.

First floor: Landing, bathroom with bath tub, shower, washbasin and toilet. The connection for the washing machine and dryer is also located here. Further on this floor, 2 large bedrooms with fitted wardrobes and one smaller (bed)room.

Second floor: under the beautifully restored roof, another attractive bedroom and an attic storage room.
The large city garden is beautifully landscaped and maintained by the joint owners. There are several seating areas and in practice you usually have the garden all to yourself. Residents may use a rear entrance that gives access to a communal bike shed.

Particulars:
- The building is a national monument; this means that maintenance costs incurred are partially recoverable in the form of a grant.
- Central heating combi-boiler, dating from 2015
- Monumentenwacht has very regularly inspected the entire property. On their advice, various maintenance works have been carried out
- A report on a recent structural inspection is available
- Excellent and active Owners' Association. Owners' association contribution is € 349.00 p.m.

All in all, a unique property in the heart of 'historic Leiden'; well worth your visit.
