These dwellings must be designed as one principal building, each with its own facilities. Requirements include suitable architectural style, such as white plasterwork and dark roof tiles in keeping with the design guidelines, sufficient on-site parking, and integration within the surrounding landscape. As such, the plot is equally appealing to private buyers as it is to developers seeking to meet local housing demand.

It is important to note that subdivision is not permitted if it would result in multiple detached houses or semi-detached buildings of secondary architectural quality.

Eefde, part of the municipality of Lochem, is a charming village situated between Gorssel and Zutphen, characterised by stately manor houses and traditional farmsteads. The village itself offers a range of amenities including shops, primary schools, childcare facilities, GPs and a dental practice. Secondary schools, sports clubs and the Gorsselse Heide nature reserve are all within easy cycling distance.
