above today’s standards. To achieve waterproofing and protection from capillary moisture, the concrete slab floor was treated with XYPEX waterproofing additive. The floors were additionally protected with classic SIKA waterproofing coatings. A total of 21 cm of rigid floor styrofoam insulation was installed. Except in the bathrooms and laundry room, light-toned parquet flooring was laid throughout. Such floors provide exceptional indoor climate conditions and living comfort.3. ROOF STRUCTUREThe most modern insulation for flat roofs has been installed. The roof features a vapour barrier, sloped EPS thermal insulation 25-32 cm thick, SIKA waterproof membrane 1.8 mm thick, geotextile, and a 10 cm layer of gravel. This construction ensures long-term functionality and a very pleasant indoor climate.4. LOAD-BEARING STRUCTUREStrip foundations, horizontal and vertical reinforced concrete tie beams, reinforced concrete ceiling structure. The central part of the villa is reinforced with reinforced concrete walls. The building is statically resistant to the seismic zone in which it is located according to seismic maps.ARCHITECTURAL PLANNINGThe villa is designed so that external influences such as wind and rainfall have minimal adverse effects. The villa is protected from winds by the surrounding forest, its orientation, and its single-storey height. Winds are hardly felt.The villa features large glass walls and abundant natural light. All glass walls are covered by more than two metres of roof overhang. This provides shade during the summer months, preventing sunlight from entering the interior.
